This cleared brownfield site sits at the eastern edge of the London Borough of Bexley, just 150 metres from Abbey Wood Station, one of London's most connected transport hubs. Acquired by Apex in August 2025, the site presents a significant opportunity to deliver high-density residential development in a location that is both highly accessible and in urgent need of new housing.
A previous application by Peabody in 2019 proposed 66 homes across buildings of 3 to 10 storeys, but lapsed without determination. Since then, London planning policy has shifted decisively towards maximising capacity on well-connected brownfield land. Apex is now progressing a GLA-referable scheme of approximately 150 homes across buildings of 6 to 17 storeys a transit-oriented approach that reflects current London Plan objectives and the site's genuine potential.
Site context & strategic role
The site occupies a prominent position bounded by Abbey Road, Knee Hill, and the Harrow Manorway flyover (A2041) sitting between the Wilton Road shopping parade and Lesnes Abbey Woods. The surrounding area is a mix of residential, commercial, and community uses, with major transport infrastructure to the east.
Designated as a London Housing Zone in 2015 and situated within Peabody's Thamesmead Futures Plan area, this location has long been identified as a priority for regeneration. Apex's scheme builds on that foundation, delivering homes, improving the public realm, and contributing to the continued transformation of Abbey Wood.
