About the development
The site comprises a vacant plot located on the western side of Streatham High Road, at the junction with Green Lane. Bounded by residential developments to the north, west, and south, it sits opposite the Streatham Lodge Estate Conservation Area and near a locally listed building. Despite its prominent position along the vibrant Streatham High Road, the site currently remains a gap in the townscape.
In 2018, planning permission was granted for the demolition of existing structures and the development of 27 residential dwellings (including 18.5% affordable housing) in buildings of up to five storeys, plus a lower ground floor. The consented scheme also included associated access, landscaping, and amenity space. However, the site has remained undeveloped, representing an underutilised opportunity in a highly sustainable and well-connected location.
Given London’s pressing housing need, the site presents significant potential to deliver more homes than previously approved, particularly affordable homes. Apex is therefore bringing forward a revised proposal that not only increases the overall number of residential units but also delivers a substantially higher proportion of affordable housing.
This approach will help unlock the full potential of the site—supporting the delivery of much-needed homes, improving housing choice locally, and making a meaningful contribution to addressing the shortage of affordable housing in Lambeth.
